Inspiring Designs provides you with all the services involved in the design and drafting of plans for council submission. We start from the initial concept meeting through to the design process and final construction plans. You may not require all the services offered, but as we go, we will customise the best approach for you.
We will coordinate any extra services and engage any consultants required on your behalf such as surveyors, engineers, town planners, bushfire assessors etc, we will assist these professionals and work with council as necessary to obtain a smooth coordinated development application for your project.

Once we have finalised the design, the next stage is to draft the plans for council submission. We have a few options here depending on your project. Basically council have 3 levels of local development:
A Development Application (DA) is a formal request for planning permission to carry out a proposed development under Development Requiring Consent. This service includes a comprehensive set of plans complying with various planning controls such as Local Environmental Plan (LEP) and Development Control Plan (DCP) etc and relevant reports and forms as required by relevant authorities and is ready to be lodged with council.
The Construction Certificate (CC) is required after the DA is approved and any conditions are set by council. This set of drawings will show how your project is to be constructed and must be obtained before you commence construction. This certificate can be issued either by Council or an independent Principal Certifier (PC). This service will include a set of detailed architectural drawings and specifications showing methods of construction are to comply with the Building Code of Australia, Standards Association of Australia Codes and Local Government Requirements. It will also include other documentation such as Engineers drawings etc. A construction certificate is not required for complying development where building details are covered by a Complying Development Certificate (CDC).
A Complying Development Certificate (CDC) is approval appropriate for many types of minor or routine developments. Complying developments are completed under a separate process to a development consent and construction certificate. A complying development can be a faster process but has much more rigorous complying policies with no flexibility. New dwellings, additions and alterations, granny flats and swimming pools are some examples that can be approved using this method, if your property allows. This certificate will also be your approval to commence construction once your application has been approved.
